Roofing in Bucks County, PA
Lower Bucks County starts a few minutes up the road from our Frankford office. Most of the roofs we work on here sit on post-war houses, and they are now on their second or third covering.

In Lower Bucks County most roof work is on pitched shingle roofs over 1950s and 1960s single homes and twins, plus the flat roofs on Bensalem and Bristol commercial strips. Typical calls are full replacements on worn shingle roofs, attic ventilation, gutters and storm damage after summer wind.
What the Roofs Look Like Here
Lower Bucks County was largely farmland until the 1950s. Between 1952 and 1958 Levitt and Sons built Levittown across Bristol, Falls, Middletown and Tullytown townships: 17,311 single-family houses in six models, the first family moving in during June 1952. Those houses, and the developments that followed in Bensalem and around Langhorne, set the pattern for the area: low-pitched gable roofs, asphalt shingles, short attics and gutters that carry water off the whole roof.
Seventy years on, very few of those roofs are original. Many have been re-covered more than once, which brings the same questions we see in the city: how many layers are up, whether the deck is still sound, and whether the attic is venting the heat that ages shingles from underneath.
Work We Do Most in Bucks County
Shingle roof replacement is the biggest share, usually with new ice and water barrier at the eaves and ridge ventilation that these houses never had. After that come leak repairs at chimneys and pipe boots, gutter replacement on houses whose gutters have pulled away from the fascia, and storm repairs when summer wind lifts shingles along exposed rows. Bensalem and Bristol also bring flat and low-slope work on stores, offices and small industrial buildings.
A Typical Job in Lower Bucks
A full replacement on a Levittown or Bensalem single usually runs one to two days. We strip to the deck, replace any soft sheathing, lay ice and water barrier along the eaves and in the valleys, then synthetic underlayment, new drip edge and the shingles. The attic gets balanced intake and ridge ventilation, because a short, hot attic is what wears out shingles early on these houses. Gutters are checked at the same time; where they have pulled away from rotted fascia, the fascia is repaired before the new gutters go up.
Leak repairs are more varied. Chimney flashing that was tarred over on the last re-roof, cracked pipe boots, and valleys where two rooflines meet over an addition are the usual sources.
Permits and Paperwork
Outside the city, each township or borough in Bucks County runs its own building department, with its own permit forms and fees, so the rules in Bensalem are not identical to the rules in Middletown or Bristol. We check which office covers your address and file what the job needs before the old roof comes off.
