Full Tear-Off and Deck Inspection
Every replacement we do starts with the old roof coming off, all of it, down to the boards. That is required once two layers are up, and it is the only way to see the deck. We check for soft spots, rot along the eaves and around chimneys, and old repairs where someone patched over a problem instead of fixing it. Debris goes straight into a dumpster or truck, not the alley, and magnets sweep the yard for nails at the end of each day.
Decking and Sheathing Replacement
Older houses often have plank decking with gaps, while newer ones use plywood or OSB sheets. Rotted or delaminated boards are cut out and replaced before anything new goes down, and on plank decks we may sheath over the planks to give the roofing a solid, even base. Replacing more than a small share of the sheathing moves the job off the city's EZ permit, which we handle as part of the scope. Soft decking left in place is why some new roofs sag within a few years.

Underlayment and Ice Barrier
Under the shingles goes a synthetic underlayment across the whole deck, with self-adhering ice and water barrier along the eaves, in valleys and around chimneys and skylights, where ice dams and wind-driven rain do their damage. On flat roofs the equivalent layer is insulation board, often tapered to move water toward the drains, with a cover board under the membrane. This is the part of the roof you never see again, which is exactly why it is worth doing properly the first time.

What We See on Philadelphia Roofs
